Building Envelope Maintenance

The ‘Building Envelope’ is that part of the building that separates the inside from the outside, and includes roofs, exterior wall surfaces, windows, decks, waterproof areas, and below grade structures.  It is the entire building exterior.  As a general contractor specializing in remedial repairs to the building envelope, we are uniquely qualified to provide maintenance services for the building envelope.

For most of us, real-estate, and the buildings that are our homes and businesses are our single greatest lifetime investment.  Water damage to buildings can be very costly and reduce its value.  Preventing damage is less costly then repairing the damage once it has occurred.

Maintenance Services

Our services range from a one time service call to a full maintenance program in accordance with a prepared maintenance plan.

Service Call:  We gladly provide emergency service or one time service calls.  A service call might be limited to repairing a specific problem such as a leak at a window.  We can individually address water entry, mold, deck, stairwell problems or other exterior problems.  

Implementing a Maintenance Program:   We implement maintenance programs that have been prepared by others.  Building-envelope-consultants will generally prepare a maintenance program at the end of a remediation project.  An original O&M manual might contain a full or partial document outlining building maintenance requirements.  We provide the inspection and repair services specified by these plans.  

Prepare and Implement a Maintenance Program:  We can prepare a maintenance program specific the needs of the building and owners.  We can also assist with the evaluation of the building envelope for purpose of inclusion in a reserve study.

Individual Assessment

Every building is different.  Each building has distinct areas where it is exposed to damage.  Properties vary greatly in design.  The knowledge and due diligence of the original builders or subsequent repair contractors also varies tremendously.    Each property must be analyzed independently to assure that the greatest numbers of risk factors are considered, and effective corrections are implemented.  We consider the following when analyzing a building exterior.

Exposure or Risk Factor: The exposure and style of the building are considered first.  A multi-story building with no roof overhang is exponentially more exposed to wind drive rain then the typical suburban rambler.  Cantilevered deck structures or other wall penetrations can increase opportunities for water entry.  In many locations, the direction a building faces can be a factor.  

Function: The design function is critical to the performance of the building exterior.  A properly designed and installed cladding assembly generally has concealed protective layers and flashings that ultimately protect the underlying structure.  Understanding the function is essential to maintaining the envelope.  

Condition: The physical condition of the building components is the third criteria.  

Life Cycle: The life cycle is the period for which each component of the building envelope performs as intended.  For example, a composition roof might have a twenty year life cycle.
